Residential:

  • New construction: Installation of a new roof system.
  • Restoration: The major repair of the roof system, including the repair of all penetrations and resurfacing of the roof to restore it to serviceable condition. The opportunity to perform restoration work normally exists two or three years prior to the roofs end of its life cycle and before significant damage occurs. Things to Consider When Hiring a Roofing Contractor

All roofs are not created equal. Quality materials and proper installation techniques make the difference between a roof that lasts many years and one that will need repair in a short time. You should be wary of any contractor offering a price that sounds too good to be true.

A common way to reduce cost is to do a "roof-over". A roof-over is when the current shingles are not removed and the new roof is installed over the existing one. While a roof-over is less expensive and takes less time, it has many downsides:

  • Heat build up can shorten the life of new shingles
  • Additional roof weight can compromise the integrity of the entire structure
  • Trapped moisture can encourage algae and mold growth
  • Multiple roof layers make it difficult to track down problems
  • Damaged or weak areas can be hidden
  • Manufacturer warranties may be voided
  • Installation may violate building code requirements
  • Cost of a later roof replacement will be increased due to extra material removal and disposal required
