Construction Management

Construction Management addresses how a project is managed, not delivered.

Aptcon will act as the Construction Manager (CM) for a project. As CM, Aptcon's general responsibilities consist of:

  • assisting with acquisition of land
  • the planning process
  • obtaining permits
  • hiring trade contractors
  • preparing contractualagreements between all parties

We will facilitate in the supervision of the construction progress ensuring accurate and efficient job completion.

Construction Management at Risk

CM at Risk is an established method of project delivery. It is an alternative to the traditional method of design-bid-build. CM at Risk is a very professional and innovative approach to construction.

As CM at Risk, Aptcon’s duties would begin during the preconstruction phase. Entrance at such an early stage of the project allows the CM (Aptcon) to be a member of the project design team. When determining the budget and timeline for the project we will provide knowledge of cost, schedule, and constructability. A Guaranteed Maximum Price (GMP) is established and the CM’s flat fee (ranging from 3-9% of the construction cost) is negotiated. We will receive competitive bids from trade contractors, and assume all responsibility for time and budget management. Using a CM at Risk produces a more manageable and predictable project. The overall risk for the owner, architect, and CM is ultimately lowered by using this method.
